These Terms & Conditions ("Terms") govern your use of the Midlakes Junk Removal website and related quote requests. By using the site or submitting a quote request, you agree to these Terms. If you do not agree, do not use the site.

Services

Midlakes provides junk removal and related cleanup services in the Finger Lakes region of New York. Descriptions on the site are general. Final scope, price, and timing are confirmed with you before work begins (typically by call or text).

Quotes & pricing

• Online load-size ranges are typical estimates, not binding quotes.
• Price may depend on volume, weight, access (stairs, long carries), distance, and special items (tires, mattresses, Freon appliances, e-waste, etc.).
• We confirm price on-site (or by photo estimate) before loading. Additional material beyond what was described may change the price; we will tell you before proceeding.

Website & user content

You are responsible for information and photos you submit. Do not upload illegal content or others' personal data without permission. We may refuse or remove submissions that appear abusive or fraudulent.

SMS Terms

These SMS Terms apply to text messaging related to Midlakes Junk Removal:

• Program description. We may send (a) transactional SMS alerts to the business owner when a website quote form is submitted, and (b) replies to customers who text our published number or request text updates about a job.
• Customer consent. Submitting the public quote form does not enroll website visitors in a marketing SMS list. If you provide a mobile number and ask to be contacted by text, you agree we may text you about your inquiry and job.

Prohibited items

We cannot take certain hazardous materials (including paint, chemicals, asbestos, propane tanks, and medical waste). Ask if you are unsure. Illegal dumping is not permitted; we dispose of material through lawful channels.

Limitation of liability

To the fullest extent allowed by New York law, Midlakes is not liable for indirect, incidental, or consequential damages arising from use of the website or services. Our liability for any claim related to a job is limited to the amount you paid for that job, except where liability cannot be limited by law (including for gross negligence or willful misconduct).

Indemnity

You agree to indemnify Midlakes against claims arising from inaccurate information you provide, prohibited items you ask us to haul, or your misuse of the site, except to the extent caused by our negligence.

Governing law

These Terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Disputes will be handled in courts located in Ontario County, New York, unless applicable law requires otherwise.

Changes

We may update these Terms from time to time. The "Last updated" date will change when we do. Continued use of the site after updates constitutes acceptance.
